Role Overview
Provide a high quality, comprehensive building maintenance service to council.
The Supervisor Building Maintenance is responsible for overseeing the daily operations, repair and upkeep of all facility infrastructure and systems. This role leads a team ensuring safety standards, preventive maintenance schedules, and timely responses to repair requests. The supervisor plays a key role in maintaining operational efficiency and building integrity
Essential Knowledge & Skills:
- Proven experience in a building maintenance supervisory position.
- Strong knowledge of electrical, HVAC, plumbing and general building systems.
- Ability and experience in reading blueprints and technical documents.
- Excellent organisational and leadership skills.
- Strong problem-solving ability and attention to detail.
- Proficient with maintenance management systems and MS Office.
- Demonstrated experience in pricing, scheduling and supervision of building/ construction projects.
- Demonstrated understanding of WH&S
- Queensland ‘C’ Class driver’s licence or above that is current and maintained
- Construction Industry White/Blue card.
- Trade Qualification in building/construction industry
Essential Requirements:
- Supervise and oversee a diverse multi-disciplinary team providing strategic direction, operational leadership, guidance, mentoring and motivation to the Facilities maintenance officers, to deliver a high standard of service to maintain the required service standard of buildings and facilities.
- Supervise and oversee building, renovation and maintenance work and liaise with Service Providers ensuring Council facilities are fit for purpose and maintain compliance with building and facility legislative requirements.
- Lead Workplace Health and Safety (WH&S) function of the facility maintenance teams with a primary focus on managing Contractor compliance with Council’s WH& S Management Plan, including coordination and approval of Contractor SWMS’s, completion of WH&S pre-start and monthly meetings, employee inductions, training, competency and development management, as well as the timely completion of monthly safety performance KPI’s and Rectification Action Plans (RAP’s).
- Project manage the delivery of critical repairs and maintenance issues identified in the Building Condition Assessment reports. This includes the assessment of the complex nature of each piece of work identifying if it is to be conducted with internal resources or with outsourced contractors
- Prepare detailed scopes of work, specifications, costs estimates, project schedules, procurement activities (in-accordance with Council’s procurement policies) and contract documentation to maintain service level continuity for effective FM&M delivery.
- Provide high level technical and timely advice on building/maintenance matters directly to council officers and community organisations with tenure over council property.
- Be a key stakeholder in the implementation and management of the Facilities Service Desk which provides all areas of Council a communication tool for logging Facilities requests online, tracking status and automating communication with stakeholders.
- Plan and execute preventive maintenance programs.
- Develop an annual scope of works for the painting crew.
- Coordinate the maintenance of records of maintenance activities, inventory and service reports. Significantly this includes ensuring that Council begins a process to document its electrical network.
- Ensure that all records of maintenance activities are captured in a manner that allows for simple upload to the new Enterprise Asset Management System.
- Provide training and performance feedback to the Building Maintenance Team.
- Collaborate with other departments to support operational needs where required.
